We built PropertyPulse around an explicit dual land + building $/sqft methodology — the same logic an appraiser would apply — and engineered it to run at scale. The valuation engine sits on top of the full Miami-Dade parcel dataset (584,000+ parcels) enriched with sales history, building characteristics, and submarket signals. For each subject parcel, the system selects relevant comps, normalizes them on a $/sqft basis for land and improvements separately, and produces a valuation with the reasoning exposed — not a black-box score. We wrapped it in a workflow that supports both single-parcel valuations and bulk analysis, and we ship every valuation as a clean PDF report so the output is usable as-is in a broker package or investment memo.
