The information that determines whether a deal pencils is scattered across municipal portals, PDFs, GIS viewers, and code documents. Brokers, investors, and developers routinely spend hours per parcel manually cross-referencing zoning designations, FLU categories, overlay rules, height limits, and FAR — and still miss things. There was no single workspace where you could ask a real-estate-aware question about a Miami parcel and get a defensible answer in seconds.
We approached ZoningMiami as a domain-specific intelligence system, not a chatbot. The foundation is a structured Miami-Dade parcel dataset (584,000+ parcels) joined to zoning, overlay, and land-use layers, plus an ingest pipeline that turns the underlying code documents into a retrieval-ready knowledge base. On top of that sits an LLM layer tuned for zoning-style reasoning, with retrieval scoped to the relevant jurisdiction and parcel context so answers cite the right code section rather than hallucinating. We paired the AI with an interactive map UI so users can see overlays, zoning, and comparable sales visually, and we built a comp-sales analytics layer for transaction-level market context — all behind a single workspace.
